I provide freelance estate agency market appraisal and instruction-winning support for estate agency owners, directors and branch managers. My service coverage is Essex & Ipswich, with the suitability of each location and appointment discussed directly.

This is not a service for homeowners seeking a formal valuation. Website references to valuations mean estate agency market appraisals, not mortgage-lending or RICS-regulated valuations. The website does not claim RICS qualification.

An enquiry, email, telephone conversation or AI proposal is a starting point for discussion, not confirmed availability or an accepted booking. Before work begins, a separate written agreement should confirm dates, locations, scope, fees and payment, agency-brand representation, fee guidance, handover, confidentiality, data-protection responsibilities and any cancellation arrangements.

I do not publish rates or package prices here. I adapt to the agency’s established ways of working, subject to the agreed scope. No website statement replaces the terms agreed for an actual engagement.

I aim to describe my services and verified experience accurately. Historical conversion and instruction figures are personal past results, not a promise, forecast or guarantee. Outcomes depend on the market, pricing, fees, vendor decisions and other circumstances.

The support planner creates an AI-generated draft from your inputs. It may be incomplete or inaccurate and does not confirm capacity, dates, fees or results. I need to discuss and confirm the practicalities directly before any engagement. Nothing is booked, saved as a proposal record or sent to me by generating a draft.

Do not enter seller details, confidential client records or sensitive personal information. The privacy notice explains what the feature processes and which provider facts remain to be confirmed.

The contact form saves validated enquiries before requesting my notification. Email-service acceptance does not prove inbox receipt. Direct email links only prepare an email; you must send it in your email app. Call links use your device’s telephone handler and WhatsApp remains a separate service.

Please use the website for genuine agency enquiries, not abusive submissions or attempts to bypass security. External services have their own terms and privacy practices; linking to them does not make their services mine.

Nothing in these website terms is intended to exclude rights or liabilities that cannot lawfully be excluded. No liability cap, statutory-rights waiver, blanket warranty exclusion or governing-law clause has been added. Any engagement-specific allocation of responsibilities requires separate review and agreement.
